 How can I pay my rent?

Once a tenant(s) application has been approved, they will be provided with our office bank account details in which we recommend setting up an automatic debit account. Tenant(s) will be issued with a reference that is allocated to their property which they will need to use when transferring payment so that we can identify who the payment belongs to.

What is the bond process?

Bond payments are 4 weeks.Rental bonds are now lodged online. Once the holding deposit has been received, tenant(s) will receive an email from NSW Fair Trading with step-by-step instructions on how to lodge the necessary bond payment. Payment must be finalised at least 3 business days prior to your lease commencement date. Failure to finalise the bond payment on time will result in keys to the property being withheld until confirmation of bond payment is received.

How much notice do I need to give to vacate?

Should a tenant wish to vacate a property, the notice needs to be in writing confirming the property address, vacate date and the name of tenant/tenant(s) that will be vacating. There are two types of notice periods:

End of Fixed Term Agreement - The termination notice must specify a termination date that is on or after the end of the fixed term and is not earlier than 14 days after the day on which the notice is given.

Termination of Periodic Agreement by the Tenant - The termination notice must specify a termination date that is not earlier than 21 days after the day on which the notice is given.

How much notice will you give me before an inspection?

Should a property manager require access to the property to conduct a routine inspection, 7 days written notice will be provided.

What do I do if a repair or maintenance work is required at the property?

All repair requests are to be submitted to the property manager in writing stating what the repair is and when it occurred. Tenants are encouraged to take photographs of the repair so that we can identify what trades person is required. During business hours tenants are to call or email the property manager in which they will seek the owners instructions. Should a repair occur after hours and it's urgent, tenants may contact the recommended contractor which can be found on their lease agreement.

Do I need Contents Insurance?

It is recommended that tenants look at content insurance when leasing a property as the landlord's insurance and building insurance won't cover the tenants items should there be a burglary or water damage.

Notice to Vacate Form

I/We hereby give notice of my/our intention to vacate these premises on the vacating date as advised in the form below.

I acknowledge the Residential Tenancies Act states:

  • The tenant must give at least 14 days notice up until the end of their fixed term agreement as per NOTE 3. (page 13) of the Residential Tenancy Agreement.
  • The tenant must give at least 21 days notice in a continuing agreement (outside a fixed term agreement) as per NOTE 4. (page 13) of the Residential Tenancy Agreement.
  • The tenant must not use the bond as rent.
  • The landlord / agent may enter the premises to show prospective tenants on a reasonable number of occasions if the tenants receive reasonable notice on each occasion. This access is permitted during the final 14 days of the tenancy.
